Nearly 80% of Americans now believe buying a home is a bad idea, according to Fannie Mae’s latest survey. It’s no mystery why—mortgage rates are stuck above 7%, home prices refuse to drop, and inflation is still eating away at incomes. Consumers are no longer hoping for relief. The percentage of Americans who believe rates will fall in the next 12 months is shrinking, leaving buyers paralyzed in uncertainty.
This is the same cycle, every time. First, the market overheats. Then, desperate buyers stretch their budgets to the limit, only to get crushed when the economy turns. Now, as interest rates remain high and wages fail to keep up, the cracks are turning into full-on fractures.
Government-backed loans—FHA and VA—are getting hit hardest. FHA delinquencies are at 11.03%, VA loans at 4.7%. These programs, designed for lower-income buyers, allow small down payments and looser credit requirements. In good times, they’re a lifeline. In bad times, they’re the first to collapse.
Conventional mortgages? Still standing, for now. Their delinquency rate is just 2.62%, but that only tells half the story. The divide between those who can weather the storm and those who can’t is widening. Lower-income households are suffocating under rising costs while wealthier homeowners stay afloat.
And here’s the worst part—this is happening despite the Fed cutting rates three times in late 2024. Those cuts were supposed to help, but they haven’t touched mortgage rates. Inflation is still stuck at 3%, and borrowing costs remain brutal.
At this rate, the housing market isn’t just in trouble. It’s frozen. Buyers can’t afford homes, sellers won’t budge on price, and the entire system is teetering. If something doesn’t break soon, a wave of foreclosures could be next.
